Starting a Safety Proofing Business With Anti-Slip Grip-On Solution for Concrete and Tile Floors

Question about Grip On Anti=slip Solution as part of a business to safety proof hard surfaced flooring such as ceramic tile, concrete, etc.

Q: "I recently took an early retirement. I read about Grip On and am interested in starting a safety proofing business for slippery floors. Last week I went to a restaurant with ceramic tile that was slippery. Many times concrete outside malls and stores are slick when it rains. And my own garage floor is dangerous when it gets wet. How difficult is Grip On to apply, what would I need to start a business and how would I know what to charge? Thanks. Frank."

Answer: You didn't mention the state or town where you live. My advice is to learn about local requirements for a business and decide if you want a corporation such as a Chapter S. Seeking advice about that from a business attorney and/or local Chamber of Commerce is a great first step. Once you have your business and insurance in place, then it is time to seek out customers who need hard surfaces such as concrete and tile treated to protect their customers and themselves from slip and fall accidents.

The five gallon buckets are probably the most economical way to start. Each bucket treats about 2000 square feet of flooring. Each bucket weighs 50 lbs. When business improves, purchase the  55 gallon drums of Grip On: you can refill the bucket using a pump.  This 55 gallon size will treat about 22,000 square feet of hard surfaces. Ships by truck only: 4 drums can fit on each skid. Approximate shipping cost: $300 per skid with one drum. The shelf life is indefinite: with a good business, you''ll get through this quantity in weeks or days depending upon the square footage you will be covering. The lid of the drum stays on. There are two holes, one 4 inch hole and one 2 inch hole. Purchase a vacuum or hose pump from your local hardware store. (Cost about $15).

What you will need for faster application in addition to the Grip On are:

  • a 20 lb cotton mop
  • a mop bucket with wringer
  • an 18 inch to 24 inch squeegee
  • a wet vac to make removal of dirty and clean water faster
  • a long extension cord for the wet vac
  • a source of clean water
  • a good cleaning solution with degreaser. 
  • roller ruler to calculate accurately the length and width of areas to be treated in linear feet.
  • a calculator to determine the square feet to be treated (or a pencil and paper and the ability to multiply!)

As far as what to charge, you need to calculate the cost of the Grip On and pre-cleaning solution based upon the square footage of the project. Next you need to determine what your hourly wage should be based upon the local economy, your overhead (insurance, etc.), how you will be paid (check or credit card) and if there is another individual or company providing the same service in your area. You may be able to see public bids for local municipal buildings and see what the winning bids were.  Certainly $1.00 a square foot might be reasonable in a more rural area while in New York City a reasonable charge might be $2.50 to $5.00 a square foot.

Remember what you are selling is safety. Insurance rates for restaurants, malls, etc. are based on many factors including accident rates. The fewer claims for slip and fall accidents the lower rates those companies will pay.

Slip/fall accidents are a major problem for employers and customers as well as homeowners. Just think of what happens to those in the Northern states who don't deice their sidewalks and someone falls and breaks a leg! The statistics about insurance liability claims are that slip/fall accidents rank second after auto accidents claims., And slip/fall accidents, paid for by workers compensation claims, have greatly increased over the last 10 years.

As a general rule of law, according to Grip On's attorneys, if an owner or possessor of a premises knows of a potentially dangerous condition, which could cause harm and he or she knows there is a means to prevent that harm, the inference is that the injured party would be more likely to hold that owner liable and have higher damage claims. Insurance companies don't like accident claims: keeping business insurance is important. When a company is canceled for insurance, other insurance companies are less likely to insure or will significantly increase premiums due to the risks they see in the future.

Do make sure that you ask each customer for his/her permission to use you and your company as a reference. I suggest a website for your area where you can have customers rate your service and make comments about the change that Grip On made for their hard surfaced flooring such as ceramic tile, glazed brick, marble, polished stone, terrazzo, river rock, concrete, and quarry tile.

Do remember that porcelain bathtubs are still fixtures in many homes, hotels and motels. Applying Grip On means no more tub mats, stick on plastic "fish", etc.

California Law Effective July 1, 2011 for Installation of Carbon Monoxide Alarms in All Single Family Homes

Question about approved carbon monoxide alarms for use in California.

Q: "Do you sell carbon monoxide alarms on the "List of California State Fire Marshal Approved Carbon Monoxide Alarms"? The law now requires these be installed in every single family dwelling. How quickly can they be shipped. Thanks. Steve."

Answer: Yes, we do sell several approved carbon monoxide alarms. Unless you are ordering a large quantity of units, we ship within 3 business days using either the postal service or UPS.  The Fire Marshall list expires in July 2012.

Grip On Helps Prevent Falls on Smooth Concrete Floors. Not Effective on Epoxy Coated or Polyaspartic Coated Floors.

Question about using Grip On® with a epoxy coated concrete floor or polyaspartic flooring coating.

Q: " I need to put an anti-slip coating on epoxy coated concrete flooring or polyaspartic coated flooring I install. Will Grip On® work?" Thanks. Sam

Answer: I contacted the manufacturer for clarification on this interesting question. The answer is no. For an anti-slip floor, Grip On will not work after epoxy or polyaspartic coatings are applied to concret: the coatings fill the pores. What Grip On anti-slip floor solution does is fill in the pores invisibly to increase the resistance to slipping and falling. So Grip On® would not work in your situation. Also if you paint a concrete floor, the same situation occurs as the paint fills the pores.

One solution to your problem is to add a color dye to the concrete and use a water based xylene sealer: you want nothing to seal the pores of the floor as then it cannot be treated with Grip On®. 

Why does Grip On work? All natural materials such as concrete, ceramic, marble, granite, terrazzo, quarry tile, slate, porcelain tile and bathtubs have natural voids in them. The larger the void, the more the surface of that material is slip resistant. This void creates a tread for you to walk on.  Ceramic or glazed tile, as well as porcelain, are coated to create a shiny finished look to a floor or fixture. These coatings fill in the natural voids up to 70%. When you walk on the dry surface, you would not notice that the voids are filled. But, when the surface is wet, the water fills in the remaining 30% of the void and that is why a floor becomes slippery not allowing any space between the water and the bottom of your foot creating a hydroplane effect. Grip On® microscopically treats the surface of your floor or fixture in a way that brings back the natural void via the treads in the surface material. So, when a floor or bathtub is wet, it still allows you to feel surefooted. Grip On® Anti Slip Solution is a clear, chemical treatment that increases the co-efficient of friction and the safety of the surface when wet.

Carbon Monoxide Alarms in Truck Cab Sleeper Compartments Can Save Drivers' Lives

Question about the Safe-T-Alert SURFACE Mount 12V RV and Carbon Monoxide Alarm, White, 65-541, the CoStar 9RV Home and RV Carbon Monoxide Alarm and the CoStar 12RV-DB 12V RV CO Alarm 9V Bat. Backup

Q: "Which carbon monoxide alarm would you recommend for use in a truck sleep compartment? I manage a large trucking company and am concerned about carbon monoxide leaking into the sleeper compartments.We have now begun installing auxillary power units so the truck can be heated and cooled when the driver is sleeping. Answer: A large trucking company in the Eastern part of the USA began purchasing the Safe-T-Alert SURFACE Mount 12V 65-541 Carbon Monoxide Monitor in 2005. Their initial purchase was 60 units. Since then, as they add new trucks, they purchase new units. And as the sensor life expires for the units, they replace them. This unit also comes in a brown carbon monoxide alarm, the 65-541 Brown.

This is from our customer, dated today, "We had an incident several years ago that involved a driver being overcome by Carbon Monoxide in the sleeper of a truck that required medical treatment. It was traced back to an exhaust leak under the cab. Our safety committee reviewed the incident and decided we should look in to installing CO alarms in the sleeping compartments of the trucks. I did research on several types and choice to use the model/style you offer. Also within the last couple of years we have been installing A.P.U.'s (auxiliary power units) on our trucks. They are used in place of the chassis engine running while cooling and heating the truck when the driver is sleeping. This little internal combustion engine produces CO, and is located lower than the sleeper, so it is an extra safety tool while using those small engines. I hope this gives you a little information on why and where we use them."

The Costar 9RV uses a 9 volt battery. For situations where hardwiring a 12 volt alarm is inconvenient, this is a great unit. It can handle extremes of temperature and humidity. The unit, however, can be removed. The 12V units obviously cannot unless you disconnect the wires. The second Costar unit uses the 9 volt battery if the 12 volt is disconnected for some reason. In a truck sleeper, this is highly unlikely.

I hope this helps with your decision. Carbon monoxide is a silent killer that, if it does not kill, can cause permanent brain damage.

WA State Requires Automatic Gas Valve Shut Off System in New Homes

Question about the Scentry III GFRAB Home LP/Natural Gas Detector.

Q: "How fast can you get a Scentry III system to me? Washington State now requires an automatic gas shut off system be installed before an occupancy permit can be issued for a new home who has a propane furnace in the basement. We are desperate. What I need are several components, the Scentry III GVL .75 Inch Gas Valve and the Scentry III GFRAB Home LP/Natural Gas Detector. My plumber is ready to install it. Our home rental is almost up. We are desperate. We have propane in this new home since it is in the country. Thanks. Robert."

Answer: Yours is the third sale to Washington state in the first two weeks of March. That is encouraging news to the building trade as the economy begins to improve.

Q: "We live in Louisiana. Sometimes our municipal water plant issues warnings that water will be shut off for several hours. Sometimes we get hurricane warnings. Remember that reusing juice containers, milk bottles, etc. increases the risk of bacteria growing that could cause intestinal and other issues.

There are actually two AquaPod Kits. The basic kit, AquaPod Kit Emergency Water Storage, AQUADPODKIT-1, comes with a single liner. The  Aqua Pod Kit Deluxe is reusable: it comes with three liners. Additional liners are available at a reasonable cost. This water storage kit is a closed system made of a low density polyethylene bag and a manual hand pump is a practical way to solve emergency storage needs without buying, carrying and storing 65 gallons of bottled water.

Each Aqua Pod Deluxe Kit Contains:

* 3 disposable tub liners, each 40 inches by 80 inches. This will fit in a Jacuzzi tub or standard 5 feet tub. An average tub holds 70 gallons.

* 2 disposable tie clamps to hold the bag to water spigot during approximate 10 minute time that it takes to fill the bag. (Dependent upon water pressure.)

* 1 reusable pump with locking system. Locks the pump to the liner bag.

Q: "What is the real shelf life of the Safe Escape Smoke Hoods? Our company purchased 40 in 2005 as we are on the 20th floor of a building in Chicago. We just realized they are dated April 2005. Thank you. Steve"

Answer: The shelf life is 5 years from the date of manufacture. All units will have a minimum warranty of 48 months. This is because they are made in China and shipping to the USA warehouse, to us and to our customers takes time. If an order is 5 or more cases of 20, the products can be shipped directly to our customers in the USA, Canada and other countries. The reason for the maximum shelf life of 5 years is that the chemicals begin to deteriorate over time. This happens even though each smoke hood is vacuum sealed in a pouch inside the carrying or storage case.

The Safe Escape 30 minute and 60 minutes smoke hoods have a 3 part system that protects against:

  • Carbon Monoxide (CO)
  • Hydrogen Cyanide (HCN)
  • Hydrogen Chloride (HCL)
  • Acrolein (CH 2 CHCHO)
  • Anthrax
  • And many other toxic gases and smoke

Additional Warranty: If this unit is used in conjunction with an actual documented case when either fire or smoke are present, submit a fire or police report. We will forward this to the manufacturer and you will receive a replacement unit with a 5 year shelf life direct from the China manufacturing facility. The units you purchased have a maximum 30 minutes escape time. Q; "I need to safety proof a warehouse. I've looked at various products. I'd like to know the advantages of using a skin urethane foam product rather than standard extruded foam which seems less expensive. Thanks. Thomas."

The main advantages are that this is a sturdy material and quite shock-absorbing and comes in products to meet almost every safety proofing need. Read on for more detail.

The Boing skin urethane products are safe for both commercial and residential uses, having passed or surpassed safety requirements including compression, toxicity, etc. Skin urethane has anti-bacterial properties and passes the ASTM G21 testing. There is no PVC, lead or phthalates in these products.  Although fire retardant, the Boing foam does not meet the current Class A fire codes for fire and smoke retardants. There are many different local, national and international fire codes, each with different property requirements so one product cannot meet all the possible codes.

Skin Urethane is long-lasting. Of course, there are instances where excessive use or aggressive use will reduce longevity. this was desifned as shock-absorbing safety padding to reduce injuries.
Size tolerance of skin urethane is within 5% in the size and density of the finished products. That is because skin urethane is molded, one piece at a time, and can be effected by temperature, humidity, season, weather, etc. Baking lasts about 30 to 40 minutes.

Boing safety pad products are usable indoors or outdoors. All safety padding products are UV treated but over time, like all plastics, there will be some fading. The stronger the sun, the faster the fading occurs. Darker colors fade faster. The impact absorbing qualities are reduced in very cold (below 32 F) and in very hot (over 100F) temperatures. The most UV resistant colors are the primary ones, red, blue, green and yellow. It is best if the product is not exposed to direct sunlight for extended periods.

Installation: We recommend GE-Silcone I, Silicone II or Silicone II (2X). Also 3M VHD (very high bond) tape is a great option
Aluminum re-inforced strips can be attached with screws (strips are pre-drilled & we provide the screws)

Amount of silicone needed: Varies withe the type of surface to be protected and the degree of adhesion. As a rough estimate, you can generally attach the following numbers with a single 300ml tube:

  • Wall Pad - 2 to 3 wall pads per tube
  • Edge Corner Strip - 6 to 8 edge corner pads per tube
  • Jumbo Corner Guard - 12 to 14 corners per tube
  • Post Pad - 1 to 2 post pads per tube. Remember this product fits only 5 inch diameter poles.

Cleaning and maintenance of safety padding: Use non-abrasive cleaners, normal household cleaning solutions. Permanent markers rarely can be removed.Use around water activities is fine. Do not cut or puncturer. Fasten to clean and dry surface. Chlorinated water will cause discoloration as will that with a high TDS rating.
