Starting a Safety Proofing Business With Anti-Slip Grip-On Solution for Concrete and Tile Floors

Question about Grip On Anti=slip Solution as part of a business to safety proof hard surfaced flooring such as ceramic tile, concrete, etc.

Q: "I recently took an early retirement. I read about Grip On and am interested in starting a safety proofing business for slippery floors. Last week I went to a restaurant with ceramic tile that was slippery. Many times concrete outside malls and stores are slick when it rains. And my own garage floor is dangerous when it gets wet. How difficult is Grip On to apply, what would I need to start a business and how would I know what to charge? Thanks. Frank."

Answer: You didn't mention the state or town where you live. My advice is to learn about local requirements for a business and decide if you want a corporation such as a Chapter S. Seeking advice about that from a business attorney and/or local Chamber of Commerce is a great first step. Once you have your business and insurance in place, then it is time to seek out customers who need hard surfaces such as concrete and tile treated to protect their customers and themselves from slip and fall accidents.

The five gallon buckets are probably the most economical way to start. Each bucket treats about 2000 square feet of flooring. Each bucket weighs 50 lbs. When business improves, purchase the  55 gallon drums of Grip On: you can refill the bucket using a pump.  This 55 gallon size will treat about 22,000 square feet of hard surfaces. Ships by truck only: 4 drums can fit on each skid. Approximate shipping cost: $300 per skid with one drum. The shelf life is indefinite: with a good business, you''ll get through this quantity in weeks or days depending upon the square footage you will be covering. The lid of the drum stays on. There are two holes, one 4 inch hole and one 2 inch hole. Purchase a vacuum or hose pump from your local hardware store. (Cost about $15).

What you will need for faster application in addition to the Grip On are:

  • a 20 lb cotton mop
  • a mop bucket with wringer
  • an 18 inch to 24 inch squeegee
  • a wet vac to make removal of dirty and clean water faster
  • a long extension cord for the wet vac
  • a source of clean water
  • a good cleaning solution with degreaser. 
  • roller ruler to calculate accurately the length and width of areas to be treated in linear feet.
  • a calculator to determine the square feet to be treated (or a pencil and paper and the ability to multiply!)

As far as what to charge, you need to calculate the cost of the Grip On and pre-cleaning solution based upon the square footage of the project. Next you need to determine what your hourly wage should be based upon the local economy, your overhead (insurance, etc.), how you will be paid (check or credit card) and if there is another individual or company providing the same service in your area. You may be able to see public bids for local municipal buildings and see what the winning bids were.  Certainly $1.00 a square foot might be reasonable in a more rural area while in New York City a reasonable charge might be $2.50 to $5.00 a square foot.

Remember what you are selling is safety. Insurance rates for restaurants, malls, etc. are based on many factors including accident rates. The fewer claims for slip and fall accidents the lower rates those companies will pay.

Slip/fall accidents are a major problem for employers and customers as well as homeowners. Just think of what happens to those in the Northern states who don't deice their sidewalks and someone falls and breaks a leg! The statistics about insurance liability claims are that slip/fall accidents rank second after auto accidents claims., And slip/fall accidents, paid for by workers compensation claims, have greatly increased over the last 10 years.

As a general rule of law, according to Grip On's attorneys, if an owner or possessor of a premises knows of a potentially dangerous condition, which could cause harm and he or she knows there is a means to prevent that harm, the inference is that the injured party would be more likely to hold that owner liable and have higher damage claims. Insurance companies don't like accident claims: keeping business insurance is important. When a company is canceled for insurance, other insurance companies are less likely to insure or will significantly increase premiums due to the risks they see in the future.

Do make sure that you ask each customer for his/her permission to use you and your company as a reference. I suggest a website for your area where you can have customers rate your service and make comments about the change that Grip On made for their hard surfaced flooring such as ceramic tile, glazed brick, marble, polished stone, terrazzo, river rock, concrete, and quarry tile.

Do remember that porcelain bathtubs are still fixtures in many homes, hotels and motels. Applying Grip On means no more tub mats, stick on plastic "fish", etc.

Is Bona Kemi Wood Cleaner Safe for Cats and Dogs?

Q:"I would like to know if it is safe for cats and dogs." Maureen

Answer: Bona Kemi floor cleaners are all non-toxic waterborne cleaners. Years ago, we discussed the safety of the concentrated hard wood cleaner with our Bona rep and were assured that it was a "green" safe cleaner. I've used it for years on my ceramic floors and never had a problem with my dogs (and now cat). (Yes, it works great to clean ceramic and vinyl, too.)

I doubt that an animal would have the chance to drink it if it is used as recommended, i.e. with a spray bottle. My two Boston Terriers have licked food off the floor and never had a problem

We also sell an entire line of soy based cleaners that are non-toxic.

Hope this helps. We like the concentrate: it is easier to ship, weighs less and works just as well as the premixed once it is diluted.

What Mop Covers Work with the Sh-Mop?

Answer: The complete Sh-Mop kit you are referring to includes one platform base (15 x 8 inches), one extending mop pole, three cotton mop covers and one 4 oz. bottle of Bona Kemi concentrate that, when diluted, can be used to clean wood or hard surfaces including floors, cabinets, etc.

We offer 5 different covers for the Sh-Mop. These covers also fit the larger Bona Mop, the similar O'Cedar mops, etc. In other words, they fit any platform based mop with a 15 inch by 8 inch base.

  1. Sh-Micro Dusting Head for 15x8 Mops, Yellow. This is a 100% microfiber cover. Use wet or dry for hardwood floor, tile or laminate floor cleaning. This thinner flat woven micro fiber mop cover glides easily whether wet or dry. Elasticized.
  2. SH-Duster (Natural Cotton Loop) Cover . This is a 100% natural cotton loop dust cover for the Sh-Mop and all 15 x 8 inch based platform mops. Use wet to clean satillo and other irregular tile or dry for dusting. This cover is not elasticized but slips over both ends of the mop.
  3. Sh-Duster Synthetic Looped Dust Mop Cover This is a yellow acrylic looped dust cover. This is not elasticized but slips over both ends of the mop head.

Answer: Yes, Bona Kemi hardwood floor cleaner is approved for use on Mullican engineered wood flooring. In the June 2009 Good Housekeeping Magazine, the Bona Ultimate Hardwood Floor Care System is named a “Cool Tool for a Spotless Home” by Good Housekeeping!  The System is recommended for quickly and effectively treating your polyurethane-finished floors. The newest mop from BonaKemi, the Bona MicroPlus Hardwood Floor Spray Mop with Cartridge uses replaceable mop covers and has the cartridge right on the mop itself.

Before cleaning your floors, please vacuum, sweep or use a Bona Kemi microfiber dust mop or Sh-Duster to get sand and grit off before mopping. Wipe up spills with a microfiber cloth dampened in water or diluted Bona floor cleaner. Never use oil soaps or wax on your polyurethane finished floors.

At least once a month, clean your floors preferably with either a Bona microplus mop with microfiber covers, or a a Sh-Mop with 100% soft cotton terry covers or microfiber covers. Spray on a small amount of Bona Kemi hard wood floor cleaner. Never use a soaking wet mop on your flooring.

Which Dust Mop Covers are Best for My Needs?

Q: "I wish to purchase a Sh-Mop and several accessories from your company. I would like more information about the Sh-Duster dusting covers and the microfiber mop covers. I have read and understand that one is a yarn-duster and the other is similar to a Swiffer, but what is the functional difference between the two? What aspect of these two items would make one a better choice than the other for a consumer? Thank you for your assistance with this. Answer: The yellow duster cover is long strands of acrylic yarn that can get into corners. The Sh-Micro is more like a Swiffer as is the Bona full sized microfiber cover as they have a static charge as long as you don't use fabric softener. The cotton Sh-Duster won't attract as much of the finer grit but will wash cleaner as cotton lets go of dust and particles more easily than the acrylic.

The cotton Sh-Duster works well wet if you have grooves in tile. You can use the Bona microfiber covers or the Sh-Micro cover wet or dry. Both are woven so they will move well across flooring if it is wet or dry.

Comment from Customer: "Thanks for such a prompt reply! I think I will order the yarn mop for everyday collection of the dust-bunnies (actually, they are dust-beagles, and quite large) and get the micro-fiber cloth cover for thorough dust removal before damp mopping. Does this sound reasonable based on your experience? I have hardwood floors all over my house. I noticed the dustmop comes in both cotton and synthetic fibers. Is there a reason to select one over the other? Thanks again,Karen. P.S. I checked many sites and yours had the best prices by far. It was also one of the more professional-looking sites."

Answer: As I mentioned before, I think the acrylic is better at grabbing the bunnies but the cotton will wash "out" better. For hardwood, I'd probably go with the acrylic.Thanks for the compliments. We try to have it be a practical user-friendly site. Barbara

Which Mop Do I Order?

Answer: My suggestion: buy the starter kit (ES-SH-001) if you plan to use Bona regularly. The complete kit includes 3 cotton mop covers and one 8 oz bottle of Bona Kemi concentrate that makes 32 oz when diluted with distilled water. Buy the starter kit, the covers you need and 8 bottles of Bona Kemi concentrate or the Bona Kemi Hardwood Cleaner Bonus Kit which includes a 32 oz. spray bottle of cleaner, a pre-mixed gallon plus two microfiber cloths for cleaning up spills.

If you prefer a narrow mop, choose or add the Bona Kemi Micro-Plus Mop Kit or the Ultimate Hardwood Floor Kit if you have some areas where the gloss needs refreshing.
